What the Essential Modernization Package actually includes

A Brouss modernization covers two groups of equipment: the mechanical and structural components, and the controls and electrical system. Essential works within the controls group, and only the parts that code and reliability require. The machine, cabin and doors are retained.

When Essential is not the right level

The Essential package is built for one situation: an open violation with no other functional failures. If your building looks like either case below, a different level fits better.

Door, control or fixture problems

If door operators, dispatching or fixtures are failing on their own, not just failing to comply, the Targeted package fixes the actual failures instead of only the cited items.

Straight answers about modernizing an elevator: scope, timing, code and cost.

It depends on the scope, and on parts lead times. An Essential, code-driven upgrade is a much shorter job than renewing controls, machine, doors and cabin together. You get a schedule with your proposal, including the days the unit will be out of service, before any work starts.

Not always. On smaller scopes we can often work in stages so the unit runs outside working hours. A Prime modernization does need an extended out-of-service window, and in buildings with more than one unit we sequence the work so you are never left without service.

The scope, the number of units and floors, what current code requires for your equipment, the cabin finishes you choose, and parts availability for your system. We assess the equipment first, then give you a written proposal you can compare line by line.

No. That is why we work in three levels. Essential covers what code requires, Targeted replaces the components causing trouble, and Prime renews the unit end to end. Many buildings start with a Targeted scope and phase the rest. Compare the three levels.

Yes. Bringing the unit in line with current code is one of the main reasons to modernize. We address the components that no longer comply and support you through the inspection process instead of leaving you to handle it alone.

No. We work with non-proprietary components, so your building is not tied to one manufacturer for future service, parts or pricing. You keep the freedom to choose who services your elevator later.
