Assessment

We inspect your elevator, survey the machine room, hoistway, pit and cab, and pinpoint what's outdated, worn or out of code.

Proposal

A tailored plan and quote, Prime, Targeted or Essential, matched to your building and budget. We handle all permits and filings with the building department and state elevator authority.

Installation

Certified technicians upgrade components with the least possible downtime. In multi car buildings we stage one car at a time so the building keeps service.

Handover

Full acceptance testing, then we're on site with the inspector for final inspection. You get a smooth, compliant elevator, fully walked through.

Scope of work

What the Prime Modernization Package actually includes

The Prime Modernization Package rebuilds the elevator from the machine room to the cab. The equipment that moves the car, the system that controls it, the doors, the safety devices, the fixtures and the interior are replaced or brought up to the code in force today. Here is the scope, area by area.

Machine and drive

The equipment that actually moves the car is replaced or fully rebuilt, not patched.

Traction machine, or the hydraulic power unit, pump and valve
Motor and brake, including linings and adjustment
Drive sheave and deflector sheave
Hoist ropes and governor rope
Counterweight assembly and, on hydraulic units, the jack and piping

Control system

New controls decide how the elevator dispatches, accelerates and lands. This is the core of the job.

New microprocessor controller replacing the original relay or early solid state logic
Dispatching set up for the building: simplex, duplex or group
Speed profile, acceleration and door timing tuned on site
Releveling and floor accuracy at every landing
New hoistway wiring, machine room wiring and traveling cable
Remote monitoring and diagnostics where the building wants it

Doors

Door equipment causes more shutdowns than anything else on an elevator, so it is replaced end to end.

New car door operator
Landing door equipment: hangers, rollers, closers and interlocks
Door protection with an infrared detector edge, replacing mechanical safety edges
Sills, tracks and gibs at the car and at every landing
Door restrictors and door lock monitoring where code requires them

Safety and code

Everything that stops the car is renewed, and the finished installation is signed off against the code in force at permit.

Safety circuit and its wiring rebuilt to current standard
Overspeed governor and car safeties
Car and counterweight buffers, and pit equipment
Guide rails checked and aligned, guides or rollers replaced
Firefighters emergency operation, Phase I and Phase II
Emergency lighting, alarm and two way communication
Work brought to the applicable ASME A17.1 edition and Florida requirements

Fixtures and signals

Everything a passenger touches or reads is new, and it is what makes the upgrade visible from day one.

ADA compliance: braille and tactile markings, audible signals, reach and mounting heights
Vandal resistant faceplates where the building calls for them

Cabin interior

What drives the scopeNo two modernizations are identical. Travel and number of landings, traction versus hydraulic, how many cars there are and whether they run as a group, the condition of the rails, hoistway and machine room, the code edition enforced at permit, and the finish level you choose for the cab all shape the final scope. We put that in writing after the survey, before any work begins.
