Preventive Maintenance Program

Each elevator will be visited, inspected and maintained a minimum of one time per month

These service visits will be performed during regular business days and hours. Based in your maintenance plan, selective parts can be included. Examination, lubrication and adjustment will cover the following components of the elevator system:

  • Control and landing positioning systems
  • Signal fixtures
  • Machines, drives, motors, governors, sheaves, and ropes (if applicable)
  • Power units, Pumps, Valves, and jacks (if applicable)
  • Car and Hoistway door operating devices and door protection equipment
  • Load weighs, car frames, platforms, and counterweight
  • Safety Mechanisms
  • Examine your elevator equipment for optimum operation.
  • Lubricate equipment for smooth and efficient performance.
  • Adjust elevator parts and components to maximize performance and safe operation.
  • Document all maintenance and repair work performed in Brouss' Online Task & Log Books.
  • Cleaning of the machine room, car top, and pit of debris related to our work in these areas, periodically

Every visit follows a full preventive checklist. Our technicians examine, lubricate and adjust:

  • Control and positioning systems, plus signal fixtures
  • Machines, drives, motors, governors, sheaves and ropes
  • Power units, pumps, valves and jacks
  • Car and hoistway door devices
  • Car frames, platforms, counterweights and safety mechanisms

Everything is documented in our Online Task & Log Books, and we keep the machine room, car top and pit clean.

Basic covers the monthly maintenance visit, 24/7 emergency calls with no overtime charges, city annual inspections, the 5 year inspection and a monthly report. It does not include spare parts, repair labor or cabin renovation, and it requires no contract.

Advanced adds selective spare parts (door parts), a 12 month warranty on labor and one month free, on a 2 year contract.

Premium adds a wireless emergency phone line, emergency repair labor (you only pay for parts), one cabin interior renovation and financing options, on a 5 year contract.

We are. Under our maintenance plans, Brouss takes responsibility for keeping your equipment ready to pass the city annual inspections and the 5 year test without violations. If an issue comes up, we handle it and keep you informed.

[REVIEW: confirm upgrade/downgrade policy] Yes. You can upgrade from Basic to Advanced or Premium at any time. Talk to our team and we will adjust your agreement so the new coverage starts on your next billing cycle.

[REVIEW: confirm brands/equipment statement] Almost certainly, yes. Brouss is an independent elevator company, so we service all major brands and equipment types: traction and hydraulic elevators, escalators, home lifts, ADA lifts, material lifts and dumbwaiters. No proprietary lock-in.
